We perform regular checks of both the exterior and interior of your unoccupied home, using a checklist based on industry standards, and customize with you to ensure your peace of mind.  Our check will cover everything from security and vandalism to plumbing, electrical, and HVAC systems. We use reporting software to provide you with detailed reports, including pictures, that will be sent to your email address the same day the report is generated.

In case of a storm or other weather event, we can perform a special unscheduled event check upon your approval to catch any problems as quickly as possible and assess any damage. This can prevent expensive damage, ensure the security of your property, and provide peace of mind for you as an absentee owner. We are your “boots on the ground” while you’re thousands of miles away.

It’s almost certain that something will quit or malfunction if your home is left unattended for months at a time. That’s why a home watch service is essential to catch problems early and address them before they become major issues.

Exterior

  • General visual check of the home’s exterior, including the condition of the exterior walls, doors, and windows.
  • Inspection of the roof, gutters, and downspouts to ensure that they are free from debris and in good condition.
  • Examination of the landscaping, including plants, trees, and irrigation systems, to ensure that they are being maintained properly.
  • Check the pool, spa, and associated equipment for visible leaks, water level, and cleanliness.
  • Inspection of outdoor furniture, including patio sets, grills, and other outdoor appliances, to ensure that they are in good condition.
  • Examination of the home’s exterior lighting system to ensure that it is working correctly.
  • Check the mailbox for any damage or tampering.
  • Inspection of the garage and any outbuildings to ensure that they are secure and in good condition.
  • Check for any signs of pest infestations, such as insects or rodents, on the exterior of the home.
  • Visual inspection of the exterior doors and windows to ensure that they are locked and secure.
  • Inspection of any outdoor water features, such as fountains or ponds, to ensure that they are clean and functioning properly.

Interior

  • General visual check of the interior of the home, including all rooms, hallways, and closets.
  • Document the home’s temperature to ensure it’s set as directed by the Homeowner.
  • Confirm that the HVAC system is functioning properly.
  • Check that all doors and windows are locked and secure.
  • Check the circuit breaker box for any tripped breakers.
  • Check for signs of water leaks or damage, including in the kitchen, bathrooms, and laundry room, and water heater.
  • Check and run all faucets, sinks, toilets, and showers, to ensure they are in good working order.
  • Check and verify the temperature of the refrigerator and freezer.
  • Run the dishwasher, and washing machine monthly on a rinse cycle, as directed by the Homeowner.
  • Check for signs of pest infestations, such as insects or rodents, in the interior of the home.
  • Check all smoke detectors, to ensure they are in good working order.
  • Check that all lights and lamps are functioning properly.
  • Examination of the interior of any additional structures on the property, such as garages or sheds, to ensure they are secure and in good condition.
